How We Work at Sterling Renaissance, Inc.
Sterling Renaissance, Inc. offers General Contracting Services and Construction Management Services
SRI is a full service general contracting firm. We have extensive experience with both new construction and remodeling, including tax-credit Historic Restorations. Many of the projects we have been involved with deal with prevailing wages in accordance with the Davis-Bacon Act. All of our work is subcontracted out in order to ensure the most competitive prices, and we can assemble trades that are union, non-union or both to meet the project objectives.
SRI welcomes the opportunity to bid a project on a competitive basis against other general contracting firms. With this method we act as a standard general contractor and utilize standard AIA fixed fee general contracting contracts.
SRI also offers a negotiated general contracting method - a hybrid Construction Management method in which we function as a construction manager and the general contractor (constructor). If ownership elects this method, we negotiate a fixed fee based on a percentage of overall project cost and we then enter into a guaranteed maximum contract with a guaranteed maximum price. Our job records remain open to the owner for review just as they would in a standard construction management contract. As with the standard general contracting method, we execute the contracts with the subcontractors and material suppliers, and carry the workman's compensation and general liability insurance.
Whichever method is chosen, you can be assured that SRI will work diligently to provide value engineering and incorporate our experience into the process which ensures that ownership is receiving the best dollar value for their project without sacrificing quality.

We execute the contracts directly with the subcontractors and material suppliers and carry the workman's compensation and general liability insurance
We provide the same estimating and project management services as we would as general contractor
Construction Management where the Construction Manager acts as an Advisor and not the Constructor
Owner's agent to protect Owner's interest on projects where there is a general contractor separate from our company where we act to preserve and protect the interest of the Owner and review the overall progress of the work, mediate project problems and advise of proper solutions
